About Midland Heart
Founded in 1925, Midland Heart is a regulated housing association operating across the Midlands. It owns and manages 34,414 housing units, including social rent, affordable rent, shared ownership and supported housing, and provides services to tenants through a tenant-led corporate plan.
Its core strength is large-scale affordable housing delivery and asset management. In 2024/25 it built 813 new homes, invested £45.3 million in existing homes, and reported that 79% of its properties were rated EPC band C or above. Its portfolio includes a substantial stock of older homes, making retrofit, building safety, repairs and energy efficiency important areas of work.
The organisation has recently sharpened its focus on core landlord services: in 2024/25 it sold 1,567 extra-care homes across 23 schemes and transferred or leased most of its supported-living portfolio. It therefore remains primarily a housing provider rather than a broad care operator, although a small residential-care and supported-housing presence remains in its reported stock.
