Blackstone established Brio Real Estate in 2025 as a commercial real estate services platform supporting Blackstone Real Estate Debt Strategies (BREDS). Brio operates from offices in Dallas, Atlanta, London and Sydney and provides infrastructure for BREDS investments across global markets.

Brio is focused on real estate credit rather than directly acquiring and operating commercial properties. Its capabilities include private commercial real estate debt, public real estate investments, asset management, portfolio strategy, legal and compliance, finance and operations, and capital solutions for U.S. homebuilders.

Its strongest positioning is in the execution and oversight of large-scale real estate debt strategies: sourcing and underwriting loans, structuring investments, managing portfolios, supporting loan resolutions and providing operational infrastructure across the investment lifecycle.
